Renovating this "diamond in the rough"

As in our fix 'n flip properties we have bought in the past, we saw this one as a "diamond in the rough".  After 2.5 months of renovating this in Houston, we can confidently say this valuable asset will be a stable, comfortable home for the next owner. Thankfully, this property SOLD within 4 months of our ownership. It is a jewel of the many projects HomeBase Repairs has completed in the past 16 years of our existence as a company.

This property had not been lived in for the past 2 years, nor had the majority of the contents been removed in any room of the house or from the 2 structures outside in the backyard. Removal of all this consumed most of the first 10 days before any demo or renovation could begin.

The renovation plans included making this a 3 bedroom house like it was originally designed. We replaced the wet bar area previously to the left of the kitchen with access to a newly designed laundry room inside the house, which was originally relegated to the garage. This opened up the kitchen making room for the pantry. An opposite kitchen wall, that housed an unnecessary double oven and a pantry, between it and the living room, was removed to give this area an open concept. Both bathrooms were renovated as well.

Accumulated in the backyard were old boat motors, broken down riding lawnmower, generator, old car engine, rusted tools and equipment, sets of metal and wooden shelves holding lumber and pipes, overgrown brush, low-hanging cables and even the rusted bed of an old pickup truck sitting on deflated tires and filled to the brim with pipes and debris of all kinds. Removing all this including the demo of the large workshop itself would have been an insurmountable task if it were not for our subcontractor and friend, Polo. He has the manpower and resources to collect, remove and scrap all that was inside the workshop. His heavy duty equipment and flat bed trailer served to hoist, remove and haul off. Green grass and landscaping finally took their places transforming the backyard to an inviting space for outdoor activity. All the existing backyard pavement beyond the double gate, which we replaced, allows parking for an RV, boat and extra vehicles!
